You are one step closer to finalizing your lease & new home.  Our office admin team will send out a copy of the lease for electronic signing.  Upon completion of signing the lease, all parties will receive a finalized copy.

You will have completed a pre authorized debit form upon signing the lease.  We now need a void cheque or PAD form from your bank that matches the information provided on the PAD form you completed.  This is easily accessible online through all major banks.

All leases require mandatory tenant insurance.  We have partnered up with NUERA Insurance as we found them to be one of the easiest to sign up for, all done online and in a matter of minutes.  Upon signing up, we will automatically receive confirmation helping to save you from sending us your proof of insurance.  CLICK HERE to sign up today.

If you choose to go with your own insurance company, please provide our office with your policy by email.

It is never too early to plan for your utility sign up.  Cable & internet providers can often be booked weeks in advance so we suggest contacting them and schedule services asap.  There are many providers for you to choose from however we have found the most success with Enmax.  You can sign up directly from their website and can do so at anytime while entering the lease start date as the date for services to start.  You could be responsible for one or all of heat, electric, water, sewer & blue/black/green bin collections.  Any utility not checked off on your lease paperwork is your responsibility.

With the majority of leases starting & ending at the end of the month, it is a good idea to schedule your move in time as soon as possible.  Contact the team at Modern Property Management to schedule your preferred day and time to complete the move in inspection & key handover.

If you have signed a lease for a condo, chances are that condo board has their own move in policies.  It is your responsibility to request elevator bookings which can sometimes come with a cost, tenant undertaking forms, intercom forms, etc.  We are happy to help and a member of our team is always available to assist with any questions you may have.
